We kindly request that you read the house rules prior to booking and respect them during your stay:

No gatherings:
Parties, events or group gatherings of any kind will not be tolerated. Violation of this rule will result in eviction from the property and charges for any damages or additional cleaning required.

No Unauthorised Guests:
Only guests included in the original booking are permitted to stay at the property. No additional or unregistered guests are allowed on the premises without prior written approval. Violation of this rule may result in immediate termination of the booking without refund and additional charges. Subsequently, we will charge £150 per unauthorised guest not on the booking for each night stayed.

Noise:
Please be mindful of the neighbours and noise must always be kept to a respectable level. We ask we have a quiet hours time of 9pm to 11am.

No Videography or Filming Without Permission:
Any commercial or personal videography, filming, or photography beyond standard personal use is strictly prohibited without prior written consent from the host. Unauthorized filming may result in immediate termination of the booking and additional charges.

No Moving Plants or Furniture:
Please do not move any plants, furniture, or decor within the property, as this may risk damage. We appreciate your understanding in helping us keep everything in good condition for all guests.

Please leave the house as you found it. It is imperative that our plants are not moved under any circumstances as it risks damaging them.

No shoes policy indoors. Please remove upon entry.

Clean up:
- Please take away with you whatever you bring to the house.
- Take all rubbish and dispose of all trash and place in the bin storage room outside the flat block.
- No sellotape or anything whatsoever on the walls or ceilings please.

Dining Table:
Kindly use the provided coasters and table mats to protect the dining table. Please avoid placing hot dishes directly on the table, as this can cause damage. If you need to clean the table, use only a damp cloth and refrain from using any chemical cleaners. It's important that the table remains in perfect condition, free from any damage or defects. Thank you for your understanding!

Videography & Photography:
Recording of any kind is subject to the host's discretion.

No smoking of any kind:
Smoking is strictly prohibited inside the property as well as on the balcony. For the comfort and well-being of all guests, we kindly ask smokers to utilise the communal gardens if necessary. Failure to comply will result in a significant fine to cover the cost of restoring the property and furnishings due to lingering odors.

No drugs allowed inside the property, the balcony or in the communal garden.

๐Ÿ”’ Key & Fob Loss or Lockout Policy – Guest Liability
This property uses high-security locks and electronic access fobs. If you lose the key set, lock it inside the property, or fail to return it at checkout, the following charges will apply:

£550 – Locksmith callout fee to regain entry
£150 – Replacement of the car park access fob
£150 – Replacement of the main entry door fob

Note, VAT has not been included and will be an additional charge.

These fees cover emergency locksmith services, rekeying, and fob reprogramming or replacement. The full cost will be charged to the guest in the event of:

Lost or stolen keys/fobs
Keys/fobs locked inside the unit requiring professional access
Failure to return any key or fob at checkout
By confirming your reservation, you accept this policy and understand that these charges will apply if access is compromised due to guest action or oversight. Proof of charges (e.g. locksmith invoice, fob replacement receipts) will be provided to Airbnb if needed.
